
You found the house, your offer is accepted, and now your lender asks a question that sounds simple: Do you want to lock your rate or float it?
A rate lock means your interest rate is secured for a specific period of time, assuming your loan closes within that window and nothing significant changes with your application. If market rates go up after you lock, your locked rate is generally protected.
Floating your rate means you haven't locked yet. Your rate can move with the market, which gives you the opportunity to benefit if rates improve—but it also means taking the risk that rates could move higher.
So, which one should you choose?
Start with your timeline. If you're getting close to closing and you're comfortable with the payment at today's rate, locking can remove a lot of uncertainty. Instead of checking mortgage rates every morning and worrying about every market headline, you know what you're working with.
Floating may make sense if you have more time before closing and you're comfortable accepting some risk. Rates could improve while you wait, but there's no guarantee they will.
One of the biggest mistakes buyers make is trying to perfectly time the market. Even mortgage professionals can't predict every daily rate movement. Economic reports, inflation data, employment numbers, Federal Reserve expectations, and the bond market can all influence mortgage rates.
Instead of asking, "Can I get the absolute lowest rate?" a better question may be, "Does this rate give me a monthly payment that works for my budget?"
If the numbers make sense and you're comfortable moving forward, locking can give you certainty. If you're willing and financially able to handle the possibility of rates moving higher, floating may be worth considering.
There isn't one right answer for every borrower. The best decision comes down to your closing timeline, budget, risk tolerance, and what the market is doing at that point in your loan process.
The goal isn't to win against the market. It's to make a mortgage decision you can feel comfortable with long after closing day.
